Deciding to sell your home is a huge step. Many sellers may think they are ready to sell their home, but underneath the surface, they are chocked full of fear, indecision, or undue pressure to make a move. If you’ve been toying with the idea of listing your home, here are a few signs that you may be jumping the gun and aren’t ready to sell your home just yet.
You’re still emotionally invested in your home
Selling your home isn’t as easy as selling a piece of furniture for example when it comes to your feelings. There are major emotional considerations involved when you decide to sell your home. Is this your childhood home that has been passed down to you? Was this the home you raised your children in? Is your home sale the result of a major life event such as a death or divorce?
If so, the thought of selling your home and letting strangers in could spark some major emotional stress. It is far better to hold off if you’re still emotionally invested in your home and list the property when you’re fully prepared to move on. Otherwise you’ll face a constant uphill battle between your brain and heart.
Your desired asking price is 10% or more off what agents are telling you
If more than one agent has recommended that you price your home at more than 10% below what you want for it, that’s a clear sign you should hold off on selling. A good Realtor clearly knows the market in much more detail than you, and they don’t have that emotional attachment skewing their price evaluation. Until you’re comfortable with the suggested selling price of your home, hold off on listing it.
You don’t have a plan if your house does sell
Relocate? Buy? Rent? If you have no solid plan on what to do after your home potentially sells, it’s time to pump the breaks. Without a clear plan, things get muddled. If you’re not fully committed to selling your home, don’t.
