Staging your home is essential in making a positive first impression when prospective buyers tour it. A well staged home is aesthetically pleasing and allows prospective buyers to really envision themselves in the home. In fact, according to The Association of Property Scene Designers, staged homes sell 43% more quickly than unstaged homes. So here are 10 simple home staging tips that won’t cost a lot, but will make a big difference.
1. Less is more
Rent storage space to help declutter your home. Remove enough stuff so that closets and storage spaces are half empty.
2. Make sure your rooms are well lit
Open blinds, shades, and curtains to ensure that there is plenty of natural light to fill each room.
3. Showcase your home’s assets
If you have stunning wood floors, don’t hide them under large area rugs. Remove the rugs to highlight the nice flooring. Declutter counter tops to display any stone, granite, etc.
4.Freshen up your home
Air out rooms by opening windows before showings. Display fresh flowers or use plug-in air fresheners to evoke a welcoming smell.
5. Remove all pets
Keep pets in the backyard or garage, take them for a walk, send them to a friend or board them for uninterrupted showings.
6. Make your bed everyday
You never know when a showing may occur, and you don’t want to be running around the house making beds in a hurry right before the showing.
7. Re-key the house so everything is on one key
If you have various keys for each door, it’s a good idea to update your main locks so that they are all on one key. Nothing is more frustrating to an agent or buyers to get to not have access to the entire home.
8. Make minor repairs
Fix issues that can distract buyers such as leaky faucets, burnt out bulbs, loose knobs, broken tiles, and squeaky hinges.
9. Don’t ignore yard maintenance
The outside of your home is a buyer’s first impression. Weed, mow, paint the trim, clean the windows and gutters, sweep the walkway, and remove your car from the driveway.
10. Remove all personal items
Put away or hide all photos, refrigerator art, calendars, valuables, prescription drugs, bathroom toiletries, etc.
