Using a Realtor vs. Using For Sale By Owner

Selling a home takes a lot of hard work, and to save money, some homeowners go about it all on their own. However, the majority of homeowners who decide to sell their home on their own, have no experience, limited market knowledge, no industry connections, and few marketing techniques to get their home sold fast and at the right price. You should always hire a knowledgable, experienced real estate agent and here’s why!

Price

Realtor: According to the National Association of Realtors, you generally get more money from the sale of a home with a Realtor.

FSBO: You don’t pay a percentage of the home’s closing costs a Realtor, but you’re missing out on selling your home at a higher price, which could easily be worth paying a small commission.

Marketing

Realtor: An agent has access to the multi-listing service (MLS) as well as numerous other national and international databases, allowing thousands of potential buyers to look at your home. They also have connections with other real estate agents, allowing your home to get even more publicity through open houses, emails, flyers, and much more!

FSBO: Sellers cannot get their homes on the MLS. They have to pay out of pocket to market their home.

Time

Realtor: This is their JOB! Realtors dedicate all their time and energy into selling the home, hosting open houses, and providing walk-throughs. They don’t have other distractions. Selling your home is their #1 priority.

FSBO: Sellers usually have a hard time balancing selling their home with the rest of their lives (work, taking care of children, etc.). It can be really difficult to keep a clean home, market the home, show the home, and host open houses all at once.

Negotiation

Realtor: Real estate agents become the middlemen between buyer’s agents, escrow and title companies. A seasoned Realtor will have plenty of knowledge, negotiation skills, and a few tricks in their arsenal to make sure you get the best deal possible.

FSBO: Sellers must do all the negotiation themselves.

Legalities

Realtor: A Realtor knows all the legal ins and outs of a home’s sale.

FSBO: Sellers who don’t know the legalities of a home sale could risk making huge mistakes and even the possibility of getting sued.
